To ensure that all guests find the apartment and the building clean and welcoming, we kindly ask you to observe the following house rules. By booking and/or moving into our apartment, you accept these house rules.
Arrival / Departure / Keys
Check-in is between 2:00 p.m. and 6:00 p.m., and check-out is by 10:00 a.m.
Please contact us approximately 30–45 minutes before arrival to confirm the exact arrival time (in exceptional cases, late arrivals due to traffic or weather can be arranged).
You will receive the key personally on site. Please do not hand the key over to third parties. In case of loss, notify us immediately. The tenant is liable for replacement costs.
Visitors
Out of consideration for other residents, visitors are not permitted.
Commercial use of the apartment is not allowed without prior written consent of the landlord. Events and parties in the apartment are strictly prohibited.
Electrical Appliances
For the sake of the environment, please ensure that all lights and electrical appliances (TV, coffee machine, etc.) are switched off when leaving the apartment.
The instruction manuals for the appliances can be found in the drawer below the TV.
Barbecuing / Open Fire
Barbecuing and the use of open flames are strictly prohibited on the terrace and inside the apartment.
We also ask you to refrain from using candles.
Liability
Parents are responsible for their children.
We assume no liability for personal valuables brought into the apartment or for accidents.
Right of Access
In the event of urgent repairs, it may be necessary for the landlord to enter the apartment without prior notice to the guest.
Dogs / Pets
Dogs and other pets are not permitted in our apartment.
Basement / Storage
Please do not enter the apartment wearing ski boots.
The bicycle storage room next to the elevator is available for storing skis, ski boots, sledges, bicycles, or beach equipment. The general house rules apply. Please ensure cleanliness.
Waste Disposal
Please separate and dispose of waste in the waste room as follows:
Residual waste – black bin
Paper – red bin
Plastic – bin with yellow bag
Glass – please dispose of in designated glass containers (e.g., near Billa Seespitz)
Non-Smoking Apartment
Smoking is not permitted in the apartment or anywhere in the building, basement, or garage.
Smoking is allowed on the terrace only, using the designated ashtrays. Please ensure that ashtrays are emptied and cleaned at the end of your stay.
Parking
The apartment has one designated parking space. Please use only the marked space and park within the lines.
If you require additional parking, free parking spaces are available nearby along Dorfstraße and Ossiacher See Straße.
The landlord assumes no liability for loss of or damage to vehicles parked on the premises or their contents.
Visitor parking spaces in front of the underground garage are intended for short-term use only and may not be used permanently.
Cleaning
Please empty and switch off the refrigerator before departure.
Dishes must be returned to the cupboards clean and dry, including cutlery, pots, and appliances (coffee machine, toaster, kettle, etc.). Please leave the oven and microwave clean inside.
Do not dispose of waste, food scraps, hygiene products, grease, or other hazardous substances in sinks, washbasins, showers, or toilets, as this may cause blockages.
If any accidents occur (excessive dirt, spilled liquids on floors or countertops, etc.) in the apartment or building, please clean them immediately.
Quiet Hours
In the interest of good neighborly relations, please observe quiet hours from 10:00 p.m. to 8:00 a.m. and midday rest from 12:00 p.m. to 2:00 p.m.
Damages
No one intentionally damages property, but accidents can happen. If any damage occurs in the apartment or building, please report it immediately so that we do not discover it only after your departure during final cleaning.
This ensures that every guest finds the apartment in perfect condition and that repairs can be arranged promptly.
The tenant is liable for damages in the amount of the replacement cost. In many cases, such damages are covered by your household insurance.
Duty of Care
The tenant must treat the apartment, furniture, inventory, toys, etc. with care and ensure that fellow travelers also comply with the rental conditions/house rules.
Please do not place hot pots or other hot objects directly on tables or countertops without a trivet. Always use a cutting board when preparing food.
When leaving the apartment or basement storage unit, please ensure that they are locked. The main entrance door should always remain closed. All windows must be closed when leaving the apartment to prevent possible damage from storms or burglary.
Drinking Water
Tap water in Carinthia is of drinking-water quality and can be consumed without hesitation.
