Descripiton of accommodation

The flat is particularly captivating because of its bright and inviting style. I lived in it myself with my family for the last 6 years and now I am pleased to be able to offer our guests a temporary home. In the spacious bright anteroom you will find the wardrobe, a shoe rack and another shoe rack with seating. Immediately to the left is the bright and spacious bathroom with bathtub, from where you can take a full bath and look up at the starry sky through the skylight. There is also a washing machine in the bathroom. The spacious toilet is equipped with its own washbasin. In the cosy bedroom there is a king size bed with a full-length large mattress and high-quality blankets and pillows. Other highlights are the large and bright dining-living area, from where you can see the large terrace, the green surroundings and the surrounding villas due to the large window front.
The kitchen is equipped with all the necessary utensils and essential staples.
In the living area there is a comfortable pull-out sofa bed on which you can relax after a long day and enjoy the Internet Smart TV with a selection of 14,000 channels.

The nearest bus stop is right in front of the house.
The nearest shops and infrastructure facilities are less than 10 minutes away on foot.
Graz can be explored particularly well by bike. There is a special lockable bike room in the house for this purpose.

House rules

1. check-in is from 15:00, check-out is at 10:00 at the latest.
Early check-in or late check-out is possible for a fee subject to availability. Guests staying beyond the agreed check-out time or delaying our cleanings are liable for all resulting costs and expenses.
2. guests are not allowed to make reservations within their residence at TAMliving. Please contact us if you wish to book in your own residence.

Smoking, partying and excessive noise are not permitted, including on balconies or in communal areas (e.g. corridors).
Violations of the smoking ban will result in a fee of €250 plus the cost of special cleaning and damage repair.

4. commercial photography/videography without written permission and illegal activities are strictly prohibited.

5. guests exceeding the number stated in the reservation are not allowed. We charge 30€ per night of the reservation for each unauthorised guest.

6. pets are allowed but are not allowed to sleep in the beds. Violations of our pet policy may result in a separate cleaning fee. Guests with assistance animals are requested to contact us prior to their stay.

7. guests are responsible and liable for the cost of replacing lost keys, key cards, remotes or parking passes.

8. noise level measurement systems may be installed in the flats to monitor excessive noise levels.

9. guests are fully responsible and liable for any damage or loss to the premises and facilities. Guests must report any damage to our customer service department.

10. booking a reservation implies agreement to abide by the house rules. Guests who do not comply with the house rules are liable for any resulting damages, fees, costs or expenses.
Failure to comply may result in immediate cancellation of the reservation and eviction from the property without refund.

Further information

The area impresses with its very central yet quiet location. There are supermarkets in the immediate vicinity and a beautiful swimming pool (Margaretenbad) is also just a few minutes' walk away. A bus stop is right next to the house. There are plenty of parking spaces around the house.
