The apartment is part of a residential complex where the standard house rules apply (available in the hallway). To ensure a pleasant and respectful living environment for all residents, we kindly ask you to observe the following:

1) Waste Separation
Proper waste separation is mandatory. Please dispose of residual waste, organic waste, plastic packaging, paper/cardboard, and glass separately. Appropriate bins are provided in the apartment. The designated waste containers are located in front of the building. Glass must be taken to the recycling station in the center of Niederalm.

2) Water and Drainage System
Do not dispose of items such as feminine hygiene products, wet wipes, cotton swabs, or food waste in the toilet or sink. These can cause blockages and damage to the plumbing system.

3) Noise and Consideration
To promote a harmonious atmosphere within the building, please keep noise to a minimum. Televisions, radios, and other devices should be kept at room volume — especially during quiet hours from 10:00 PM to 8:00 AM and 12:00 PM to 2:00 PM.

4) Parking
One designated parking space (A13) is provided for the tenant and must not be used by others. Visitors are asked to park on the street. Please ensure that no driveways, entrances, or other parking spaces along Untersbergstraße are blocked.

5) Front Door and Apartment Door
The building’s front door must always remain closed. Please lock the apartment door when leaving.

6) Access Area / Drive way
Please drive slowly in the access area — walking speed only — as children and cats may be playing nearby.

7) Ventilation
Proper ventilation is essential, especially when drying clothes indoors. A drying rack can be placed on the loggia (covered balcony) to allow for fresh air circulation.

8) Doors, Windows, and Storm Protection
Before leaving the apartment, make sure all windows and doors are fully closed, especially in case of approaching storms or strong winds, to avoid damage to the property.

9) Floors and Shoes
We kindly ask you not to wear street shoes or high heels inside the apartment. Please use slippers or go barefoot to protect the flooring and keep the apartment clean.

10) Parties and Large Gatherings
Parties or loud gatherings are not permitted. Please be respectful of your neighbors. Small social visits are, of course, welcome — as long as house quiet hours are respected.

11) Pets
Pets are not allowed, neither for tenants nor for visitors.
