To ensure that all guests find a pleasant and clean apartment as well as a tidy building, we kindly ask you to observe the following house rules. By booking and/or moving into our apartment, you accept these house rules.
Arrival / Departure / Keys
Check-in is between 2:00 p.m. and 6:00 p.m., and check-out is by 10:00 a.m.
Please contact us approximately 30–45 minutes before arrival to arrange the exact time (in exceptional cases, later arrivals due to traffic or weather can be arranged). You will receive the key personally on site.
Please do not hand your key to third parties. In case of key loss, inform us immediately. The tenant is liable for the replacement costs.
Balconies
Please do not leave children unattended on the balconies.
Grilling and handling open flames are strictly prohibited on the balconies and inside the apartment. The use of candles should also be avoided.
Please do not shake out items over the railing or sweep/shake anything onto the balconies below.
Visitors
Visitors are not permitted out of consideration for other residents of the building.
Commercial use of the holiday apartment is not allowed without the landlord’s prior written consent. Events in the apartment are prohibited.
Electrical Appliances
For environmental reasons, please ensure that all lights and electrical appliances (TV, coffee machine, etc.) are switched off when leaving the apartment.
User manuals for the appliances can be found in the drawer under the TV.
Liability
Parents are liable for their children.
We assume no liability for valuables brought into the apartment or for accidents.
Right of Access
In the event of urgently necessary repairs, it may be essential for the landlord to enter the holiday apartment without the guest’s prior knowledge.
Dogs / Pets
Dogs and pets are not allowed in our apartment.
Basement Storage
Please do not enter the apartment wearing ski boots.
Basement storage unit number 10 is available for storing skis, ski boots, sledges, bicycles, or beach equipment. The general house rules apply. Please ensure general cleanliness.
Waste Disposal
Please separate and dispose of waste in front of the building as follows:
Residual waste – black bin
Paper – red bin
Plastic – bin with yellow bag
Glass – please dispose of in designated containers (e.g., near Billa Seespitz)
Non-Smoking Apartment
Smoking is not permitted in the holiday apartment or anywhere in the building, basement, or parking area.
Smoking is allowed on the balcony using the provided ashtrays. Please ensure that ashtrays are emptied and cleaned at the end of your stay.
Parking
Parking space number 10 is assigned to the apartment. Please use only the marked space and park within the designated lines.
If you require additional parking, free parking is available nearby on Dorfstraße or Ossiacher See Straße.
The landlord assumes no liability for loss or damage to vehicles or their contents parked on the premises.
Cleaning
Please empty and switch off the refrigerator before departure.
All dishes must be returned to the cupboards clean and dry, including cutlery, pots, and appliances (coffee machine, toaster, kettle, etc.).
Please leave the interior of the oven and microwave clean.
Do not dispose of waste, food scraps, hygiene products, fats, or other hazardous liquids in sinks, washbasins, showers, or toilets, as this may cause blockages.
If any accidents occur (excessive dirt, spills on floors or countertops, etc.) in the apartment or building, please clean them immediately.
Quiet Hours
In the interest of good neighborly relations, please observe quiet hours from 10:00 p.m. to 8:00 a.m. and from 12:00 p.m. to 2:00 p.m.
Damages
No one intentionally damages property, but accidents can happen. If any damage occurs in the apartment or building, please report it immediately so that we do not discover it only after your departure during final cleaning. This ensures that the apartment remains in perfect condition for future guests and that repairs can be arranged promptly.
The tenant is liable for damages in the amount of the replacement costs. Such damages are typically covered by your household insurance.
Duty of Care
The tenant must treat the rental property, furniture, inventory, toys, etc. with care and ensure that accompanying guests also comply with the rental terms/house rules.
Please do not place hot pots or other hot objects directly on tables or countertops without a trivet. Always use a cutting board when preparing food.
When leaving the apartment or basement storage unit, please ensure that they are locked. The main entrance door should generally remain closed. All windows must be closed when leaving the apartment to prevent possible damage from storms or burglary.
Drinking Water
Tap water in Carinthia is of drinking-water quality and can be consumed without hesitation.
