Descripiton of accommodation

This detached cottage features a spacious central living area with an open visible roof truss providing an unobstructed view of the surrounding natural beauty and the private garden in every direction. To the south, you will find a covered veranda, which can either be fully opened or – thanks to glass sliding doors - used as a weatherproof area. The kitchen, with a view of the garden and an adjacent pantry, is fully equipped and comes with an espresso machine to welcome you in the morning. The cozy bedroom with a large double bed and an adjoining walk-in closet also offers a view of the green surroundings of the building and is connected to the stylish bathroom.
All rooms not only provide generous outdoor access but also the possibility to close the blinds throughout the house. The entire building is warmed by a central underfloor heating unit and there is also a tiled stove with a viewing window for cozy moments in the living area as well as an open fireplace in the covered veranda. Additionally, one to two parking spaces are available in front of the house and a bicycle is waiting for an outing in a small annex. The private garden and an access to the adjacent river “Königsseeache”, which offers opportunities for walking and refreshing, are highlights not only for dog owners but also for everyone else with a penchant for open-air activities.

The nearby village center is situated within an eight-minute walking distance from your accommodation. There, you will not only find four restaurants and a café, but also a bus terminal with excellent connections. The city center of Salzburg is accessible via public transport in about 20 minutes. Additionally, you can easily take a bus or bicycle trip to the surrounding larger towns with several supermarkets, pharmacies, medical facilities and shops, all of which can be reached in just a few minutes. The nearest highway access is also only 3-5 minutes away from the accommodation, and it takes approximately 20 minutes by car to travel to the city of Berchtesgaden. Salzburg's main train station with international connections is accessible via several direct bus lines. The international airport of Salzburg is located within a 15-minute driving distance.

House rules

By renting the property, the tenant acknowledges and agrees to the following rules:
- The house, the complete furniture and inventory as well as the garden must be treated with care. This includes maintaining cleanliness and order in the kitchen and bathroom to prevent any damage caused by humidity and/or liquids.
- The house is equipped with a central vacuum cleaner; please make use of it.
- All necessary details regarding the technical systems of the house will be discussed during the handing over of the property. If you have any questions (e.g., concerning the heating), please contact the landlord and avoid operational errors.
- Instructions for waste separation will also be provided during the handover of the rented property.
- Damages of any kind must be reported to the landlord without delay.
- When leaving the house, ensure that all doors and windows are closed and also make sure that the main door is locked.
- Smoking is prohibited inside the house and only allowed on the veranda with the sliding doors open and the interior door to the living area closed.
- In general, tenants are allowed to bring a dog or a cat. They are, however, fully responsible for ensuring that their pet does not cause any damage to the house and furniture, including soiling or bad odors. Additionally, it is important to ensure that dogs stay on the ground.
- Permanent alterations to the property or the garden (e.g., tree removal, pavement installation etc.) are not allowed.
- Hosting parties is not permitted.
- No outdoor shoes are to be worn in the living area (wooden floors).
- The tenant is liable for any damages resulting from improper use of the property or its furnishings.
- Keys must not be shared with others.
- The tenant is responsible for maintaining the garden lawn (a lawnmower is provided).
- The landlord has the right to access the property for maintenance work on the house and in the garden (e.g., hedge trimming) after prior agreement with the tenant regarding necessary areas and schedules.
- In cases of emergency as well as urgent or necessary maintenance work (e.g., electrical or plumbing issues), the landlord or repair personnel may enter the rental property at any time.
- The use of the property for purposes other than residential is prohibited.
