The flat is located in Vienna's popular 3rd district (Landstraße) – one of the most sought-after locations in Vienna. The location promises an urban lifestyle with a high level of comfort – a place to arrive, feel at home and enjoy yourself.

Bright living area with comfortable bed, sofa & smart TV, high-speed WiFi for work and leisure. Blackout blinds if you want to get up later.
Bedroom/living room: Cosy king-size double bed 180x200, change of bed linen available.

Fully equipped kitchen with a variety of kitchen utensils, glasses and crockery. There is an oven with ceramic hobs, fridge with freezer, dishwasher, coffee machine and kettle. Enjoy your meals at the practical high table with two bar stools right in the kitchen.

Modern bathroom with sink, shower, washing machine for sole use (without drying function) and bathroom heating as well as basic amenities are available.

Second room with wardrobe and second sofa for a cosy stay, can also be used for a sleep.

From the train station RENNWEG, take bus no. 77A, direction LUSTHAUS, 2 stops to ESLARNGASSE station or on foot via JUCHGASSE, 12 minutes, approx. 900 metres.

You can also reach our apartment from KARDINAL NAGL PLATZ station on underground line 3 (orange) on foot, approx. 11 minutes, approx. 750 metres. The underground line 3 runs from WIEN MITTE LANDSTRASSE, direction SIMMERING via the station KARDINAL NAGL PLATZ, distance 2 stops.

by car: from Monday to Friday, from 09:00 to 22:00, the whole of Vienna is a paid short-term parking zone. Short-stay parking permits can be purchased at tobacconists (tobacco/magazine shops). However, in Vienna you are only allowed to park for a maximum of 2 hours with a short-term parking permit. There is no garage for longer parking near the flat.

Quiet Hours according to Vienna House Rules
• Night rest: 10:00 PM – 6:00 AM
• Midday rest: 1:00 PM – 3:00 PM
• Please respect the quiet hours in the interest of the neighbors in the building.

Smoking
• Smoking is strictly prohibited inside the apartment. In the courtyard, smoking is only allowed if permitted there.
• Please do not throw cigarette butts on the ground – use ashtrays.

Pets
• Pets are not allowed.
• Please inform us in advance if you wish to bring a pet.

Kitchen & Appliances
• The kitchen may of course be used – please clean dishes, stove, and surfaces after use.
• Turn off electrical appliances after use.

Waste Separation in Vienna - Please separate your waste as follows:
• Residual waste (black): everything that cannot be recycled
• Organic waste (brown): kitchen scraps, food leftovers
• Paper waste (blue): newspapers, cardboard (not soiled)
• Plastic & metal packaging (yellow): plastic bottles, drink cans
• Glass: Please separate white and colored glass and dispose of it in public glass containers. Waste bins are located in the courtyard.

• Close windows, turn off lights, and lock the door when leaving.
• Do not leave open flames (e.g., candles) unattended.
