You enter the apartment through a burglar-resistant security door, accessible via a convenient SMART LOCK.

Kitchen & Dining Area:
The modern kitchen (built in 2025) is fully equipped, including all appliances. The adjacent dining area invites you to enjoy sociable meals together.

The spacious bathroom features a walk-in shower, plenty of room, and tasteful décor. There is also a separate toilet.

Note on Stay Duration in Austria:

If you stay in Austria for more than 2 months, you are legally required to register a secondary residence. To make this process easier for you, I will provide you with a pre-filled registration form (Meldezettel), which you should submit to the relevant registration office within 3 days.
Don’t forget to deregister when you leave – I’m happy to assist you if you have any questions!

You are renting the apartment with full inventory, without additional services (e.g., cleaning, breakfast, etc.).
The rental period is at least 1 month and a maximum of 6 months.

💰 Tax Notice:
The rental is exempt from VAT under the small business regulation (§ 6 Abs. 1 Z 27 UStG).

📜 Legal Framework:
The rental does not fall under the Rental Law (full exemption according to §1 MRG (2) Z 3b and Z 4), as it is a temporary lease due to employment or for recreational purposes.
