Descripiton of accommodation

The detached house with approx. 160 m2 of living space and spacious garden, terrace on the first floor and large balcony on the first floor offers an absolute feel-good place. Enjoy the morning sun in front of the house and experience beautiful sunsets from the terrace or from the balcony with a view of the mountains.
The house offers light-flooded rooms with stylish, modern furnishings. On the first floor you will find a fully equipped kitchen that leaves nothing to be desired as well as a dining room that invites you to cozy get-togethers and is connected to a spacious, bright living room. The living room is furnished with a couch and two lounge chairs, which invite you to relax, and a TV. There is also a piano that can be shared.

The house has a total of 4 bedrooms. One is on the first floor with a double bed and desk. There are two large bathrooms - one on the first floor with a rain shower and one on the first floor with a shower and bathtub. There is also a separate toilet on the 1st floor, where there is also a washing machine for communal use.

There are 3 further bedrooms on the upper floor - a children's room with bunk beds and a large bedroom with a double bed and access to the balcony. The third bedroom is connected to a large study - both rooms are also connected to the spacious balcony.

Das Haus befindet sich in perfekter Lage - ca. 10 Gehminuten entfernt ist die Bushaltestelle mit direkter Verbindung in die Altstadt (ca. 15 Minuten) und zum Bahnhof (ca. 30 Minuten) und auch mit dem Fahrrad ist die Altstadt auf Verkehrsruhigen Radwegen zu erreichen. In wenigen Minuten ist man mitten in der Natur und kann die herrliche Aussicht auf das Bergpanorama genießen. Es gibt zahlreiche Spazierwege und im Sommer die Möglichkeit sich im glasklaren Wasser des Almkanals zu erfrischen.

Mit dem Auto ist man in wenigen Minuten auf der Autobahn (Abfahrt Süd Grödig) in Richtung Deutschland, Wien oder Graz.

Ein Supermarkt ist in 10 Minuten Entfernung, wo man alles bekommt, was man braucht.

The bus stop for line 5, which takes you to the city center in 15 minutes, to the train station in 25 minutes and to the Untersbergbahn in 15 minutes, is right in front of the supermarket.
The nature reserve with beautiful walking and cycling paths begins right in the next street. There are numerous opportunities to explore the surrounding area. You can cycle into town directly by the water in 15 minutes.
The Almkanal is just a few minutes' walk away and is ideal for refreshment in the summer and otherwise a wonderful, traffic-calmed walk.
The motorway can be reached in a few minutes via the Salzburg Süd Grödig exit.
