Descripiton of accommodation

The house is a semi-detached house just a few minutes' walk from the Therme Wien spa and the U1 underground station, with plenty of nature just around the corner: Oberlaa spa gardens, fields, vineyards and the Leasingbach stream for walking, cycling and jogging. You can reach both the city centre and the airport in around 20 minutes.
The basement has a fitness room with an infrared cabin, a library and a living room/bedroom with a bathroom and kitchenette.
On the ground floor is a fully equipped kitchen, a beautiful living/dining area with a fireplace and piano, and access to the garden with a jacuzzi.
On the first floor, there are two further bedrooms, one of which has a balcony, as well as a bathroom and WC.
There are at least three workspaces, one of which is equipped with a printer.
You have your own garage.
The total usable area is approximately 160 m² plus the garden.
The house has been furnished with great care and attention to detail to create beautiful spaces for work, relaxation and cosy get-togethers.

As we attach great importance to tidiness, it is important to us that there is no smoking in our accommodation. Smoking is permitted on the terrace and in the garden. Please report any defects or damage immediately. We hope for open communication.
Please only enjoy quiet conversations and music in the garden, especially after 10 p.m.
Please walk around the house without shoes.
