The apartment is spacious, sunny and quiet, and can be accessed via a private entrance by lift. From the living and dining room with separate sofa and dining table area as well as a fully equipped modern kitchen (Miele built-in appliances) you reach the terrace with a view of the old tree population with sycamores, pines and weeping willows. At the end of the corridor, you reach the two bedrooms, each furnished with a king-size bed. In one of the bedrooms there is a comfortable sofa bed for additional guests as well as a private workspace. There is also a large master bathroom with a rain shower, bathtub and toilet as well as another separate toilet. The wardrobe room offers a lot of space for clothes in its built-in wardrobes. On cold days, the underfloor heating guarantees a pleasant indoor climate, on hot days the air conditioning provides pleasant coolness. The flat is fully equipped with bed linen, towels, kitchen appliances and utensils (incl. Nespresso coffee machine), high-speed Wi-Fi internet and Smart TV with online streaming services Netflix, Prime, Disney, etc. The laundry room with washing machines and dryers is located in the basement. A drying rack is also available in the apartment.

A cycle path runs directly in front of the house, which takes you directly into the city centre.

Supermarkets, bakeries, drugstores, pharmacies, a post office and other shops are within 5 minutes walking distance from the flat. The centre of Hietzing with its many different shops, restaurants and coffee houses can be reached in 10 minutes on foot or by tram line 60 (2 stops).

House rules

1. Events are not permitted.
2. Smoking (including vaping, e-cigarettes etc) is not permitted in the apartment or in the rest of the house. Smoking is permitted on the balcony , but we ask that you please close the balcony door while smoking.
3. Pets are not premitted in the house. This does not apply to dogs that are trained to help people with disabilities.
4. Please close and lock all windows and doors when you leave the apartment. Please also lock the house door at night and whenever you leave the house.
5. Please do not use candles in the apartment. Instead, we provide flameless, battery-operated candles for you to use.
6. In light of the current energy crisis please be considerate with your use of electricity and switch off any lights and other appliances when not in use and especially when you leave the apartment.
7. Commercial photography and filming not permitted.
