Luxury property in Graz

1. safety
- Flammable and odor-intensive substances may not be stored in cellars or common areas.
- Front doors must be kept closed between 10 pm and 7 am.
- Escape routes must be kept clear. This applies in particular to staircases, corridors and courtyard entrances. If wheelchairs, walking aids or baby carriages are parked, it must be ensured that there are no obstructions or blockages.
- Windows and doors in communal facilities, i.e. in the cellar, stairwell or attic, must be kept closed during the cold season to prevent frost damage. The apartment must be sufficiently heated during the cold season in order to avoid frost damage.
- Any damage that occurs, such as burst water pipes, must be reported immediately to the landlord or his representative. In the event of imminent danger, the responsible utility company or an emergency service from a specialist tradesman must be notified immediately - especially in the event of burst water pipes.
- Washing machines and dishwashers may only be operated if their operational safety is ensured, for example by means of an aquastop.
Barbecuing on the balcony with charcoal is not permitted

2. avoidance of noise and disturbance of the peace
- The general quiet hours are from 12 noon to 3 pm and from 10 pm to 6 am. Special consideration is required during these times.
- When using musical instruments, sound reproduction and sound transmission devices, room volume must be maintained at all times, especially during the general quiet hours. The playing of musical instruments is prohibited during general quiet hours.
- If a party is to take place, the other residents must be informed in good time. The rules of mutual consideration must also be observed during parties.
- Necessary work on the house and garden that may cause noise disturbance may only be carried out from Monday to Friday between 8 am and 12 noon and between 3 pm and 6 pm and on Saturday between 8 am and 12 noon and between 3 pm and 5 pm, unless other local noise protection regulations apply. Avoidable noise must also be refrained from during these times.

3. children
- Provided that unreasonable nuisance to other residents is avoided, children may play on the lawn and the designated areas of the house and set up age-appropriate play equipment, such as paddling pools or tents. These must be removed after use to avoid damaging the lawn. Friends of the children may also use the play areas together with the children living in the house. The playground and the grass and traffic areas used by the children for play must be kept clean. This is the responsibility of the children's parents.

4. pets
- Pets are not allowed in the apartment. Dogs must be kept on a lead in the communal areas outside the rented premises. Dogs may not enter the play areas provided for children. Any soiling caused by the animals must be removed immediately.

5. order in the house
- Objects such as bicycles, motorcycles or baby carriages may only be parked in the areas provided for this purpose, but not in green areas, the courtyard or on footpaths.
- Shoes, chests of drawers, umbrellas and other household items may not be left permanently in stairwells, corridors and courtyard entrances.

6. motor vehicles
- Garage courtyards, parking spaces, garage entrances and access routes to these may only be driven on at walking speed.
- Only motor vehicles and any accessories such as tires may be parked in garages and parking spaces that are also rented out. The misuse of these areas for storage purposes is not permitted.
- Footpaths, the courtyard and green areas must be kept free of motor vehicles. Temporary parking is also not permitted in these areas.
- Bicycles may only be parked in the spaces provided for this purpose.
- Motor vehicles may not be repaired, maintained or washed on the property.

7. cleaning
- Household waste may only be disposed of in the garbage cans or waste containers provided for this purpose. Bulky waste and hazardous waste may not be disposed of in these garbage cans.
- Household waste or hazardous substances may not be disposed of down the drain or toilet.
- Cleaning and winter services are provided by an external service provider. Notwithstanding this, residents are required to keep the house in a clean and tidy condition.

8. apartment
- The apartment and the rented premises must be treated with care and in accordance with the contract during the rental period. Any defects must be reported to the landlord or his representative immediately. The apartment must be sufficiently ventilated. Regular, short bursts of ventilation are recommended. Ventilation of the apartment towards the stairwell is not permitted.
