The apartment is located in a building with a total of 7 parties. It is a friendly, young community. A basement is available to the entire community for laundry and bicycles.

The apartment is bright, cozy, and fully equipped. The 4m high rooms with sloping ceilings give it a loft-like character.
Underfloor heating and a Swedish stove guarantee cozy warmth on cold days.

The 17m² room is equipped with a spacious wardrobe and a large, comfortable bed with a high-quality natural rubber mattress. This arrangement cannot be changed.
The white mirror cabinet on the left can be moved if necessary to make room for a desk, additional dining table, or other preferences. (Alternative furniture is available or can be brought along). The room has its own access to the roof terrace.

The office and bedroom (marked as “guest room” on the floor plan) and the attic are not included in the rental - it's the owener's space.

You can cycle along a beautiful, traffic-calmed route and reach the centre of Hallein in about 10 minutes.
The barrier lake "Wiestalstausee" is refreshing and clean and great for paddling and fishing. It is a nice short mountain bike trip only 5.5km away from the flat.
The next attractive family skiing and ski-touring or hiking area in is only 15 minutes away by car.

Only 100m away from the accommodation a beautiful, lonely and quiet stretch of river to dream and fish.
A wonderful running trail leads through the moss "Adneter Moos"
High above Adnet, 2 km away, you can visit the Adenter marble quarries with their fitness and adventure course.

House rules

I kindly ask you not to destroy or damage anything, to take care of the floors and to respect the night's rest.
If something is accidentally broken, please report it to the owner and do not dispose of it without consulting her.
The rental is ment for one person only. Guests must be announced and overnight guest should pay a contribution upon agreement .
Waste separation is practised in the containers provided for this purpose at the car park.
There are a few children living in the house. We all have a very friendly and tolerant, but also respectful and considerate attitude towards each other.
This is also expected from the tenant. If you have any questions, please ask. If you skmoke, please smoke outside only.

Further information

In order to provide the owner as well as the house community with a proper introduction to the new resident, I ask for a description as detailed as possible of the person and purpose of the tenancy. Preferably, we will arrange a viewing appointment or a teams/zoom meeting together in advance. Thank you in advance for your understanding!

Background information of landlord:
I - the female owner and flatmate - am 42 years young, well established in life, a free spirit and yet old school, cosmopolitan, tradition-conscious, unconventional.

This is not a classic shared apartment or an established rental concept; it is an experiment to make a unique living space and its synergy effects available to a suitable like-minded person without having to lose one's privacy or self-determination.

Due to various projects and professional and private commitments, I spend little time in this home, and when I do, it is usually quietly in my workshop or office. You may be able to benefit from my time in the kitchen. This leaves plenty of space for tenants to live, even when I am on site.

Cleaning, shopping, and laundry services can be outsourced if necessary, and there may be carpooling opportunities.
