House rules of the Bürgergasse shared apartment
The coexistence of several people in a shared house requires mutual
consideration and tolerance. In these house rules we have worked out
what is important to us and what should be important to you, so that everyone can say: It is
a good place to live and live here
The observance and compliance of these house rules by all residents of the house offers the
guaranty of good neighborliness. Please treat the rooms provided to you for rent and the permitted shared use of the apartment including communal facilities with care.
These house rules are part of the rental agreement. By signing this
you agree to comply with these house rules.
Rooms
• The residents are responsible for the living space provided. They are responsible for any damage. The rented room must be maintained and treated with care by the tenant. The room must be adequately ventilated,
heated and cleaned. When leaving the room, make sure that
all lights, electrical devices and the infrared heater are switched off.
• The inventory provided by the landlord must be treated with care.
Any damage must be reported to the property manager immediately. Damage that is not
due to natural wear and tear must be replaced by the person responsible (or their
insurance), or the repair costs will be deducted from the tenant's deposit.
• Attaching stickers and adhesive tape to the walls and hammering nails into the walls are prohibited.
• Stealing inventory from the rooms is strictly prohibited.
• Burning candles in the room is prohibited.

• Smoking is not permitted anywhere in the house and is grounds for termination of the contract.
Repair costs for any smoke damage caused by violations
will be charged to the tenant in full.
• Continuous ventilation during the heating period is prohibited. If you are absent all day, turn off the heaters! Infrared heaters only need a few minutes to heat the room.
• The rented room is intended for one person.
Overnight stays by a second person in your room should therefore remain an exception. Guest stays of more than 3 nights must be reported to the landlord. Please ensure that your guests also respect the house rules.
• Residents are prohibited from making structural changes to the rooms.
Safety
• Flammable and odorous substances must not be stored in the apartment.
• House and apartment doors must be kept closed between 10 p.m. and 7 a.m.
• Escape routes must be kept clear. This applies in particular to stairs, corridors and
yard entrances. If wheelchairs, walking aids or strollers are parked, it must be ensured that they do not cause obstructions or blockages. • Windows and doors of communal facilities and in the stairwell must be kept closed during the cold season. • Any damage that occurs, such as burst water pipes or leaky gas pipes, must be reported to the landlord or his representative immediately. In the event of imminent danger, the responsible utility company or an emergency service from a qualified tradesman must be notified immediately – particularly in the case of leaky gas pipes or burst water pipes. If you smell gas, no light switches or other electrical devices may be operated in the affected rooms. Protection against noise • Noise is a burden on all residents. Therefore, observe the general quiet times from 1 p.m. to 3 p.m. and from 10 p.m. to 7 a.m. and avoid any noise pollution that exceeds the normal level. • Set televisions, radios, other audio media and computers to room volume; using them outdoors must not disturb your neighbors.
• You must not disturb your neighbors by playing music, especially during the general quiet times.
• Do not operate washing machines, tumble dryers and dishwashers for longer than 10 p.m. if possible.
• If you are doing household and craft work in the house, yard or outdoor areas that causes noise, make sure that you do this work on weekdays outside of the aforementioned quiet times. This work should be finished by 8 p.m.
• Parties or celebrations must not cause unreasonable noise disturbances to the house community. In principle, the general quiet times also apply in these cases. Please speak to the other residents beforehand, who will then certainly tolerate a certain amount of noise and smell.
Using the kitchen
• The kitchen is available to you at any time.
• However, we ask that you avoid cooking during the night. 4
• During cooking, the door to the dining area
When cooking, the door to the dining area should be closed and the exhaust ventilation switched on to minimize unpleasant odor emissions from the cooking process in the rooms. After using the kitchen, the stove, work surfaces and sink must be cleaned.
• The personal refrigerator compartments are kept clean by the respective tenants. Cooking in the rooms, including with microwaves or immersion heaters, is
not permitted. Crockery, cutlery, cooking utensils or other furnishings from the kitchen may not be kept in the room or even taken out of the house.
Cleanliness
• All residents are required to treat the furnishings carefully and with care. Since we share the energy costs among the tenants, responsible use of resources such as heating, electricity and water is also very important to us.
• Garbage, kitchen waste, paper, glass, aluminum, etc. may only be emptied into the waste containers provided for this purpose. • The placement of garbage cans for garbage collection is regulated by the shared apartment service plan.
No garbage, food scraps, fats or other objects that could lead to blockages in the sewage system may be disposed of through the drain pipes - especially in the bathroom, kitchen and toilet. These objects belong in the garbage containers provided for this purpose or in the hazardous waste. The storage of toxic or flammable substances in the apartment or the basements including the hallways is not permitted. As far as it is recognizable and detectable for the residents, they will inform the owner (manager) as quickly as possible about damage, especially to supply and drainage pipes, moisture in the basement and roof area and damage to the heating system.
• The residents themselves are responsible for keeping their own rooms and the common areas (hallway, kitchen, bathroom and toilet, stairwell, entrance area, hall) clean. The toilets, showers and kitchen must be cleaned immediately after use.

• The general cleaning work is carried out by the various flat-share residents. Specific responsibilities can be found in the flat-share service plan. The flat-share service plan lists all cleaning, maintenance and other tasks that must be carried out by the flat-share residents together.
• In the evening, the tasks are named by the flat-share residents and distributed as fairly as possible. For each task, there is a main person responsible for completing the task and a deputy who supports/reminds. The tasks are changed/exchanged as required. The tenant must bear the costs for damage to the walls when attaching objects.
• Smoking is strictly prohibited throughout the building.
Communal facilities
• Passenger elevator Please observe the instructions for use and safety in the elevators. The elevator must not be used in the event of a fire. Bulky objects
and heavy loads may only be transported by elevator with the prior consent of the caretaker or
housing company.
• Garbage rooms and garbage bins
Only use garbage rooms and garbage bins between 6 a.m. and 10 p.m. Garbage
and rubbish may only be thrown into the garbage containers provided for this purpose.
Bulky garbage, cardboard, plastic, etc. may not be thrown into the garbage bins. Please ensure
that no garbage or rubbish is spilled in the building on the access routes or the location of the garbage bins. If material containers have been set up,
use them as intended.
• The installation of antennas, satellite dishes and other reception systems
outside the closed rental rooms is only permitted with the consent of the rental agreement. If there are any problems or damage to TV or radio reception,
please report this immediately to your cable network operator. Do not work on the sockets or cables yourself. Only specialist companies are authorized to carry out work on the system. 6 Parking objects such as bicycles, motorcycles or strollers is only permitted in the areas provided for them, not on green areas, the courtyard or sidewalks. Shoes, chests of drawers, umbrellas and other household items may not be left permanently in the stairwell, hallways or courtyard entrances. The room tenants are jointly liable for any damage and in the common areas.
