From the hallway, a small anteroom on the right leads to the east-facing bedroom and bathroom. To the left is the large living/dining area (approx. 53m²) with tiled stove and access to the covered outdoor seating area and the usable garden with large terrace.
The dining area leads to the fully equipped kitchen and from there to the pantry (with window) and the 3rd room. This can be used as a bedroom or office. The well-tended garden is located around the south-west facing patio. The flat is very sunny and pleasantly cool in summer. Alarm system.
There is also space for bicycles, ski and golf equipment in the garage. Rehearsal room for music can be requested.

3. This apartment includes a basic equipment. Please treat everything carefully and keep it clean. In case anything becomes damaged or does not work anymore, please contact the owner immediately.

4. The fireplace can be used. However, you have to contact the owner for instructions.

5. Please keep the volume of radio / TV down to room volume.

6. This is a non-smoking apartment. Smoking allowed only on the terrace / garden.

7. Pets are not allowed.

8. Drug use is prohibited.

9. The storage of weapons, dummy weapons and weapon accessories is prohibited.

10. Guests are allowed to stay overnight only by prior agreement with the owner and for a fee of Euro 30,00 per person/night.

11. It is not permitted to make noise between the hours of:
12:00 – 01.30 p.m.
08:00 p.m. – 07:00 a.m.
Sundays and public holidays
10:00 p.m. – 06:00 a.m.
in accordance with the regulations of the Hallwang district.
Making music and garden parties is acceptable except during the night’s rest.

12. Snow removal between apartment entrance and garage is in the responsibility of the tenant.

13. Windows and doors must be kept close during cold weather.

14. When the occupants leave the apartment, windows have to be closed and the door locked. Instruction for the alarm system is available from the owner.

15. In case of loss of key Euro 50,00 or remote Euro 130,00 for each loss will be charged.

16. The house rules are also applicable for guests and visitors to the house.
