The tenant accepts the following house rules and assures to ensure compliance at all times:

Duties of care and diligence
The tenant must treat the rented property with care. If water leaks, the main water pipe in the apartment must be switched off (open the door next to the toilet and turn it!!! Then there will be no water in the apartment).
The electricity must be switched off if there is a problem. The meter box is next to the main entrance door on the right - the large button on the left is the main switch for electricity

The bathroom has a fan, but the door must be kept open and the room aired regularly to pre-vent mold growth.

Permanent drill holes are not permitted.

Air conditioning is available from May to the beginning of October. The air conditioner is a mobile device that produces water. The tenant must ensure that a bucket is available at all times to collect the water. The air conditioning system must be switched off as soon as the rented property is vacated.

The house entrance, cellar and courtyard doors must always be closed. The house entrance door must be locked at all times so that it cannot be accessed from outside without a key. Each resident is responsible for this.
Stairwell windows must be kept closed during the cold season to prevent frost damage. Windows in communal areas, especially skylights, must be closed during rain and storms to prevent damage.
No waste, leftover food, grease or other objects that could lead to blockages in the sewage system may be disposed of through the drainage pipes - especially in the bathroom, kitchen and WC. These objects belong in the designated waste containers or in the special waste.
The storage of toxic, flammable and odor-causing substances in the cellar or in the apartment, in-cluding the corridors and stairwell, is not permitted. The legal regulations must be observed when storing heating oil in the cellar.
When storing fuels, make sure that several fuels do not come into contact with each other and do not cause any damage.
As far as it is recognizable and ascertainable for the residents of the house, inform the owner as soon as possible of any damage, in particular to supply and waste water pipes, moisture in the cellar and roof area and damage to the heating system.
In the event of leaks and other defects in water pipes, the landlord must be informed immediately. If the smell of gas is detected in a room, it must not be entered with an open light. Electrical switches must not be operated.
The windows must be opened and the main stopcock must be closed immediately.

Quiet times
Residents should behave in such a way that their fellow residents are not disturbed by noise, listen-ing to music, playing music or similar.
During the period between 10 p.m. and 7 a.m. on weekdays and until 9.30 a.m. on Sundays and pub-lic holidays, noise coming from outside your own home must be avoided. During this time, sound transmission devices in particular must be limited to room volume. If windows are open, due consid-eration must also be given.

Washing machines, dishwashers and dryers may not be used during the night if the tenant can rea-sonably be expected to use these appliances during the day. Please also avoid disposing of your garbage during the night, as this disturbs the peace and quiet of your neighbor on the first floor.

In the case of celebrations for special occasions, all residents should be informed in good time. The official regulations must be observed.

Cleaning
The house and grounds are to be kept in a clean and tidy condition.
In particular, the tenant must keep the part of the hallway and stairs leading to his apartment clean at all times.
Cleaning of the rented property can be arranged on request for a fee of EUR 130.

Garbage
Garbage cans are to be placed in the inner courtyard.
All tenants must keep the garbage can storage area clean. Garbage belongs in and not next to the garbage cans.
Household waste must not be stored in the hallway and must be disposed of regularly and properly packaged in the garbage cans provided for this purpose. Care must be taken to separate waste con-sistently. Hazardous waste and bulky items do not belong in these bins.

Use of the inner courtyard
The parking of bicycles or motorized vehicles in the inner courtyard is prohibited. There is a bicycle stand in front of the house or in the front area of the entrance where you can park and lock your bi-cycles. Otherwise, only the parking spaces approved by the landlord may be used.

Entrances to the house and courtyard, stairs and corridors must always be kept clear as escape routes. This does not apply to the parking of baby carriages, walking aids and wheelchairs, provided that this does not block any escape routes or unreasonably obstruct other residents.

Smoking
Smoking is prohibited in the rented property and in public areas such as stairwells, corridors and cellars.

Entrance and apartment doors, doorbell signs
The attachment of self-designed signs to the entrance or apartment doors, letterboxes or doorbell signs is only permitted with the prior approval of the landlord.
If required, the landlord will provide standardized nameplates for the doorbell/intercom system and the letterboxes.

Consequences of disregarding the house rules
Tenants who violate the house rules will be warned by the landlord. The landlord has the right to terminate tenants who have been warned several times without notice.

Landlords must be informed immediately of any problems with water/electricity and other issues.
Emergency - 144 for rescue, 133 for police, 122 for fire department

Mattress:
The mattress can be turned over and has different degrees of firmness.

Animals/children:
Pets and children are only allowed with the permission of the landlord.

No liability:
There is no liability for personal belongings of the tenant.

Right of amendment
The landlord is entitled to amend these house rules at his reasonable discretion for objective rea-sons.

The apartment is located in the immediate vicinity of the train station, so the train can be heard.
