HOUSE RULES
WHA Hueb 21, Kohlgrube/Wolfsegg
These house rules are intended to ensure that all residents of our residential complex live together in harmony. They are intended to help promote mutual consideration and avoid conflicts. All tenants and their visitors are obliged to comply with these rules.

1. General rules of conduct
1.1 Consideration All residents are required to show consideration for one another and to avoid noise nuisance. Particularly during quiet hours from 10 p.m. to 6 a.m. and on Sundays and public holidays, a reasonable noise level must be maintained.
1.2 Cleanliness Common areas such as stairwells, corridors, elevators and outdoor facilities must be kept clean. Any soiling must be removed immediately.
1.3 Safety Escape routes and emergency exits must be kept clear at all times. Storing objects in stairwells, corridors and hallways is prohibited.

2. Use of carports and outdoor parking spaces
2.1 Allocation and use Each apartment is allocated an uncovered outdoor parking space. In addition, there are covered parking spaces with lockable compartments for rent. In principle, there are sufficient parking spaces available for tenants and visitors.
2.2 Vehicles Only authorized and operational vehicles may be parked on the pitches. The parking of trailers, caravans, boats or unregistered vehicles is not permitted.
2.3 Maintenance Pitch users are responsible for the cleanliness and proper condition of their pitch. Oil leaks or other soiling must be removed immediately.
2.4 Repair work Extensive repair work on vehicles is not permitted on the parking spaces or in the outdoor parking areas. Minor maintenance work may be carried out as long as it does not cause a nuisance or danger to others.

3. Use of cellar compartments
3.1 Allocation Each apartment is allocated a cellar compartment. These are to be used exclusively by the respective residents.
3.2 Storage No flammable, explosive or environmentally hazardous substances may be stored in the cellar. Stored items must be properly stowed away and must not pose a hazard.
3.3 Security The doors to the cellar compartments must be kept locked at all times. Escape routes and communal areas in the cellar must be kept clear and must not be used as storage areas.
3.4 Cleanliness The cellar compartments must be kept clean and tidy. If pests are detected, the property management must be informed immediately.
4. pets
4.1 Permission The keeping of pets is generally not permitted. Exceptions may be approved upon written application to the property management until further notice.
4.2 Responsibility Approved pet owners are obliged to ensure that their pets do not cause any nuisance or danger. Any soiling caused by pets must be removed immediately.
4.3 Consideration Dogs must always be kept on a lead when in communal areas. Animals are not permitted in communal areas such as leisure rooms.

5. Use of communal facilities (indoor/outdoor)
5.1 Access and opening hours The leisure rooms are available to all residents.
5.2 Behavior Cleanliness and order must be observed in the leisure rooms. After use, the rooms must be left in a tidy condition. Damage or defects must be reported to the property management immediately.
5.3 Equipment The existing equipment and furnishings must be treated with care. The unauthorized removal or addition of furniture is not permitted.
5.4 Events Private parties or events in the leisure rooms are generally permitted. The statutory noise protection regulations must be complied with. After use, the rooms must be left in a tidy condition.
6 Final provisions
6.1 Compliance with the house rules All residents and their visitors are obliged to comply with these house rules. Violations may lead to warnings or further legal action.
6.2 Amendments Amendments or additions to these house rules will be notified to residents in writing and will enter into force on the date stated.

By signing the tenancy agreement, tenants recognize these house rules as binding.
