Descripiton of accommodation

A charming 3-room apartment is available for rent, with one room kept private for the landlord’s personal belongings. The apartment faces east and offers a quiet view over a green residential area, along with stunning vistas of Gaisberg.

Located on the 4th floor (with elevator), the apartment features a bathroom that shows a bit of its age, a separate WC, and a modern kitchen with an induction stove and steam oven. For cooking enthusiasts, a Thermomix TM6 is available, along with a microwave and a Nespresso machine.

All rooms are bright and filled with natural light thanks to large windows. The living and dining area includes a wooden table with cantilever chairs, a pull-out sofa, and a large TV – perfect for relaxing evenings. On the balcony, you can enjoy breakfast in the morning sun or admire Gaisberg as it glows pink in the sunset.
My favorite room is the bedroom, featuring a Yamaha E-Piano and an old sewing machine repurposed as a desk.
Shelves and cabinets provide plenty of storage. From the bedroom, you have a beautiful view of Gaisberg. A tree in front of the window hosts singing birds in the morning, giving the apartment a serene, almost countryside feeling, despite being right in the city.

The nearest supermarket and the post office are located directly opposite the building. Another supermarket, two bakeries, a pharmacy, a florist, a tailor, and a bank are within a 3-minute walk.

Two fitness centers, Billa Plus, a shoe store, DM, Libro, and more shops can be found in the city center on Berg and Fürbergstraße. Hofer and BIPA are located directly opposite. All are just a 1-minute drive or an 8-minute walk away.

Bus stops for lines 10 and 12 are right outside the building, while the stop for line 6 is just a 3-minute walk away. The city center can be reached in 11 minutes by bus, 25 minutes on foot, or 10 minutes by bike.

The North motorway entrance is accessible in 6–15 minutes, depending on traffic.

House rules

No parties are allowed. Singing and playing music are permitted only between 8:00 a.m. and 8:00 p.m., with a mandatory lunch break from 12:00 to 2:00 p.m.

Just a few minutes’ walk from the apartment is Schmedererplatz – the perfect starting point for hikes up Gaisberg or, for a shorter route, to Gersbergalm, where you can already enjoy fantastic views of the surrounding mountains.

Joggers and cyclists will also love the location: Schwarzenbergpromenade is quickly accessible and invites you on a long loop all the way to Campingplatz Aigen and back. Alternatively, you can stroll to Volksgarten and jog along the Salzach River in any direction – perfect for varied workouts in the heart of nature.
