Descripiton of accommodation

"salzachONE" is a newly renovated and furnished apartment in the city of Salzburg. It is located right on the Salzach River, and the loggia provides an evening sun view of the river. Upon arrival by car, you can park in the underground garage and take the elevator directly to the 5th floor to reach the apartment door. If arriving by train, the apartment is just a 10-minute walk away.

Along the Salzach River, you can reach the city center within minutes using the complimentary bicycles provided. The apartment features a new bathroom with underfloor heating and a rain shower. A new fitted kitchen with an induction stove, oven, and freezer is connected to the living area. The sleeping area is comfortably separated, acoustically insulated for absolute quiet during sleep, and can be separated from the living area during the day by a curtain.

The living area includes a stylish sofa bed, two wardrobes, a TV wall with a smart TV, and a spacious dining table with a view of the Salzach. Power outlets are integrated into both the dining area and the TV wall for charging smartphones and notebooks while working.

The apartment is fully equipped with dishes and cutlery, bathroom essentials such as towels and a hairdryer, bedding, and clothes hooks. Two bicycles are provided free of charge. If needed, a Vespa can be rented for faster transportation within the city.

Weekly cleaning with bedding replacement, and replenishment of toilet paper and coffee tabs can be arranged. A parking space in the underground garage is available, and there are numerous short-term parking spaces around the house.

The property is centrally located in the heart of the city of Salzburg, along the Salzach River. The highway entrance to Salzburg Mitte on the West Autobahn is approximately a 5-minute drive away, and Salzburg's main train station is within walking distance in about 8 minutes. The historic Old Town can be reached on foot along the beautiful Salzach River in approximately 10 minutes, or with the complimentary bicycle provided, in just 5 minutes.

Public transportation stops are conveniently located right outside the property's doorstep. The Salzburg Airport can be reached by car or taxi in approximately 15 minutes.

House rules

In the house, absolute tranquility and cleanliness are maintained!
Parties and loud gatherings in the accommodation are strictly prohibited!
Smoking is strictly prohibited throughout the entire house and in the apartment.
The keeping of pets must be arranged in advance with the landlord.
The apartment is intended for occupancy by a maximum of two persons as the primary users. Visitors may stay on the sofa bed for a maximum of two nights, but no more than four persons are allowed to stay overnight in the apartment.
If more than two persons stay for more than three consecutive nights in the apartment, this must be reported to the landlord in advance.
Household waste can be disposed of on the apartment floor using the garbage chute. No waste should be deposited in and around the house.
All items in the apartment are property of the landlord and should be treated with care.
Care includes keeping the apartment clean at all times, ensuring daily and regular ventilation, keeping the bathroom largely free of lime deposits, and cleaning the kitchen thoroughly after use.
It is essential to prevent mold growth in both the refrigerator and the entire living area.
Any water leaks or spills must be promptly cleaned up.
Street shoes are not allowed on the oak floors and carpets.

A list of all items, along with their replacement prices, is attached to the lease agreement.
In case of loss or damage to items, the replacement cost is to be paid to the landlord.

Further information

The rent includes unlimited use of Wi-Fi and household insurance. If there are damages or stains in the apartment, on the furniture, or to the equipment due to usage, it must be reported immediately to the landlord and replaced by the tenant.

In the event of a malfunction in the equipment that is not the fault of the tenant (e.g., a malfunctioning refrigerator), it must also be reported promptly to the landlord and will be replaced by the landlord within a reasonable time.
