Please make sure to fill out the Guest Registration Form (required by Austrian Law) that we send you after booking our apartment as otherwise we cannot allow you to checkin into the apartment.
The guest registration form needs to be filled out with all of the guests' information such as the following: full name, gender, date of birth, nationality, passport or international ID number and its issuing authority, passport date of issue, total number of guests traveling, your permanent address, your email address and your phone number. Before submitting your information, you will also be required to sign on it for confirmation.
-As we are using a self check in system, you will be able to check in anytime after 3pm (there are NO late check in fees). You are welcome to request an early check in but this is not guaranteed and we can only confirm shortly before. Please get in touch with us minimum 48 hours in advance!
-Tell us upfront how many beds you will need. We usually prepare for 2 people a double bed if applicable and not two double beds etc.
-Please refer to the plattform you used for the booking for policy on refunds. In case a refund is not applicable and you can not travel because of extenuating circumstances, please contact the platform or your travel insurance for a possible refund!
-Please be so kind and follow the Austrian tradition of not wearing any street shoes in the apartment (Just imagine that you might have used a public toilet before.
-One set of towels and sheets per person is included. For extra towels and sheets a fee of €10 per person applies. Therefore please contact us in advance, so we can make sure everything is prepared.Please do not take yourself towels or sheets from a drying rack (if there) as we need this for next guests and otherwise need to charge you double (20 Euro per set as additional logistical effort will apply).
-We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible, which also means better chances of having your full security deposit returned too.
-If there are any issues in the apartment, please let us know as soon as possible (not only after checkout) and give us a chance to fix it. We will do our best to make your stay perfect!
-Please boil ONLY WATER in the water boiler! It is not meant to be used to heat soups/milk/anything other than water!
-All items in the kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.
-NO smoking INSIDE the apartment or in the corridors (fine of €100 applies)
-By law, quiet hours are from 10pm - 6 am. Please take care not to be too noisy (no loud music, no screaming or dancing etc.) during these hours! Neighbours are entitled to call the police in such cases - very common in Austria.
-(If applicable) no loud talking on the terrace after 10 pm, please be respectful to our neighbors. Complaints from the neighbors can incur a fine of up to €300.
-If noise levels cause the police to be called, the guest will be required to forfeit their stay and vacate the property without any refund.
-If guests are found to have had a party without host permission which results in extra cleaning, guests will be charged an extra cleaning fee and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and fined up to the extra costs but minimum €150.
- If “no pets” has been indicated, please be aware that a fine of €100 applies in addition to cleaning/reparation costs if this is ignored.
- If pets are allowed in the apartment, then please notify us if you are bringing a pet.
- While we are pet friendly in the apartments that allow it, we ask that you please keep your pet off couches/bed, as these can often be very hard to clean afterwards. If there is an exceptional mess on the couch/bed, a fine of €100 can be applied.
- Given extra work by our cleaning staff after check-out, we may have to charge an extra cleaning fee.
-in case of exceptional mess in the apartment, we will have to charge an additional cleaning fee for every hour of cleaning needed!
-If more people than indicated stay in the apartment past 12am, the reservation will be cancelled with no refund and a fee of 50 Euro per night per extra person will be charged.
-There is CCTV (camera system) in the PUBLIC corridors installed for your and other guests security.
-Please take care to not lose the key, and when returning it to the lockbox to scramble the wheels so that no one can open it ! In case of loss we will unfortunately have to charge the guest for replacement keys. Depending on the style of key (normal keys, single key for building/apartment) this can cost anywhere between €50 and €500 so PLEASE be careful
- Please be aware that most doors lock when closed from the inside! That means if you leave the keys inside the apartment accidentally then you will be charged the fee for us sending someone with replacement keys!
If the key is not returned according to check out instructions, we will need to forward any extra charges for organising a key for our cleaning staff and/or getting into the apartment.
-The toilet is not to be used to flush anything other than toilet paper. We have provided bins next to the toilet in order to dispose of any other items. In case the toilets get clogged we will need to charge you the costs of repair (approx. 120 - 200 Euro).
-If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be contacted, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and fined up to €300 .
-Please close ALL windows when going out of the apartment in order to avoid damage through rain and for security purposes. Any damages caused by leaving the windows open will be forwarded to the guest!
-To keep our costs down, and be environmentally friendly, we kindly ask that you switch off the lights and the A/C or heating if not in use or before leaving the house.
-Please lock the doors when you leave the apartment!
-Please do not try to force your way into any locked cabinets/cupboards In case of tampering, a locksmith will be contacted and the charges forwarded to the guest !
-In the case of injury, illness or accidents, the guest assumes all the risk of any harm arising from their use of the premises.
-For 3rd party bookings, please let us know explicitly in advance that the booking is being made for other people. The booker accepts responsibility in all matters for the guests staying at the property. Additionally, we (the host) reserve the right to reject any 3rd party bookings we deem .
-No Fire hazards: No candles or open flames during your stay.
-Internet access is free but limited to legal use like browsing, social media, youtube etc. Any illegal activities (illegal downloading/streaming, amongst other things) will be reported to the police, guests will be asked to vacate the property and fined up to €300 based on the offence.
-In case a washer/dryer is provided, please follow the instructions carefully. Do not overload the washer, and let us know immediately if there are any problems so that we can solve the problem and to protect your deposit.
-Check out is latest 11am. Late checkout might be possible, but this is not guaranteed as subject to availability and we can only confirm shortly before. Please get in touch with us minimum 48 hours in advance (fees may occur)!
-For late checkout without notification, a fee of €25 applies for every additional hour after 11 am. In addition any delay in cleaning that incurs charges from the cleaning company will be forwarded to the guests as well as any costs because of possible claim and issues with next guests checkin.
-If you have any general questions, please write us through the booking channel you booked the apartment with. We generally try to answer all messages as fast as possible (within 1 hour between 9 am - 5 pm (CET) and will try to take calls for emergency questions (problems with checkin, heating, hot water) between 9 am and 9 pm. Please note that outside of these hours we cannot assure to be available and therefore make sure you have asked all questions BEFORE checkin or immediately when they occur.
-Any delays, cancellations, or loss of income incurred because guest decides not to follow any of the rules will be forwarded to the guest.
-We kindly ask you to respect the apartment and the interior and do not behave like in a hotel, please be respectful of the property and keep it clean before you leave.
-By making a reservation with us, you are accepting all these house rules.
